The challenge here was significant transformation within an unchanged envelope: expand the home’s livable area by opening up the basement and attic without triggering San Francisco’s 311 neighbor notification process. The existing plan was a warren of disconnected rooms that failed to take advantage of a genuinely beautiful site.

We cleared the interior to create a calm, open-plan main level: a formal living room and study at the front of the house, a new central staircase running through the middle, and a great room with open kitchen at the rear, stepping out to a new deck with direct access to the backyard and views toward the distant San Bruno Hills. The basement level, aligned with the rear yard, holds the primary suite, two additional bedrooms with a shared bath, and the garage. At the top, tucked under the attic and reached by a skylit stair, a secondary bedroom suite with study and private roof deck completes a layout that quietly accommodates multi-generational living. The exterior was fully reclad while preserving the facade’s original simplicity, giving only the subtlest hint of how thoroughly the house has been remade inside.
