Giving Order to a Haphazard Floor Plan

A complete remodel of an existing house that had one legal, habitable floor, sandwiched between a non-conforming basement apartment and attic floor.

Legalizing and permitting the basement and attic floors allowed us to completely rework the plan to create a spacious family house centered around a new three story sky-lit staircase, that floods the interior with natural light, and gives order to a formerly haphazard floor plan.

The first floor contains a garage, entry and media/guest room. The second contains a beautifully proportioned formal living room, dining room, study, and great room with ample kitchen (one of the owners is a gourmet chef) opening to a lovely western garden.  The new third floor contains two master suites with surprise views of Downtown San Francisco.  Working with the planning code, we were able to expand and permit the expansion of this house without the lengthy neighborhood notification process.

The interior finishes were chosen for their richness and include walnut, CaesarStone, and Heath tile.
