This project deftly handled a complex program and tight site constraints to incorporate six townhouse units, ground-floor retail space and below-grade parking. The design used an efficient strategy of retaining as much as possible of the existing, two-story structure. With the addition of a new third story, this strategy saved time and money, and accommodated the program within the required height limit. The new third story also provided space for new roof decks, which provided the tenants precious outdoor space and panoramic views of the surrounding area. In a building with neighboring structures to either side, the need to provide light and air to each townhouse unit was a real challenge. The design employed the innovative solution of a series of light wells at the center and periphery of the building, allowing light and air to flow into the building.
